C&PA were asked to obtain planning approval for the redevelopment of a former post office on Romford Road. A scheme was approved for 19 flats over 4 retail units facing onto Romford Road with 6 houses onto the street to the rear.
The houses are of particular interest as they are 4-bedroom terraces houses fitting into a tight site with overlooking problems to the rear and the requirement to fit into the existing scale of the street of two-storey houses. The solution was a terrace of 2-storey houses with two further bedrooms in the roof space. Overlooking to the rear was dealt with by a bay window configuration avoiding direct overlooking. The rooms in the roof-space were lit by rooflights.
Upon planning approval being granted the site was bought by a developer who provided housing for a major housing association. We were retained to prepare production information and attend site under this Design and Build Contract.
