Following an unsuccessful planning application by another practice, C&PA were approached by the client to design an alternative proposal which would achieve planning permission. The site was a terrace of run-down Victorian shops with largely vacant accommodation above and the brief was to provide serviced apartments over ground floor commercial space.
The resultant scheme creates a building that responds to the neighbouring buildings by echoing their scale and reflecting the rhythm of the streetscape. Inspiration was taken from the local warehouse vernacular with the use of brick pilasters and large areas of glazing.
Whilst the design was welcomed by the Planning Department, the use class (C1) remained unacceptable as the housing (C3) was preferred for this site. Working with other consultants, the practice was able to put together a case demonstrating that the serviced apartment use class did in fact fully comply with policy. As result of this, the scheme was subsequently approved.
C&PA have produced the detailed construction information to enable delivery through a construction management procurement route. The building is under construction and is due for completion in 2024.
