The Elizabeth Line is transforming Ilford into a location for residential redevelopment. This site is currently a single-storey electrical retail and warehousing facility. The brief from the owner/occupier clients was to maximise the development potential whilst provide ground floor retail and showroom space to allow them to return to the site upon completion of the works to continue running their business. Other design factors were the adjacent Grade II listed Cauliflower Public House and the main line railway line to the rear.
The solution was a H shaped building of varying heights rising to 9 storeys, around a first floor garden courtyard with the block reducing in height on the street elevation to match the scale of the neighbouring Grade II listed public house. The residential accommodation is accessed from a mews courtyard to the side of the building leaving a continuous street frontage for the retail element of the building.
C&PA are the lead designers on the project which has now been awarded planning consent.
