C&PA have designed two new family homes on infill sites in London Borough of Barnet. Each site has specific challenges however both required clever manipulation of space and topography to create generous spaces while having minimal impact on neighbours and the suburban character of the areas.
The first site had previously been refused planning permission before C&PA’s appointment. It was unlocked by creating a single storey entrance matching the existing garage building. This opens up to the rear through a split level 2 storey block connecting to a new step terraced garden. This solution delivered the same accommodation as the refused scheme but addressed the planners concern about impacting the neighbours. Approval was granted for the house in 2023.
The second house also replaces a redundant garage, this time set back from the street. C&PA utilised the L-shaped and slightly sloped site to accommodate a single storey house set within a series of garden spaces. This approach which is modelled in scale on the general proliferation of outbuilding and sheds at the back of the surrounding gardens. The clever massing create additional frontage for the new dwelling while avoiding overlooking or overshadowing of the neighbouring properties. This proposed is currently in planning.
